TS Dotyeni International offers two types of investments for investors seeking project level Opportunistic and Value-Added risk-adjusted returns from development, or redevelopment and repositioning projects acquired and developed by TS Dotyeni International.

Investors are able to invest directly into the project-level ownership entity, on a stand-alone basis, allowing them to analyze and select only the investment opportunities that fit their respective investment criteria for risk and return. This ability to choose how much to invest and into which project is essential for intelligent investors looking to control their personal investment decisions.

We have more than 10 years of experience managing the risks and complexity in the entitlement, construction and leasing processes involved in ground-up development. 

Opportunistic project development targets higher risk-adjusted returns with a finite investment period. We target Internal Rates of Return (IRR) of between 18% and 25%, and Cash Flow Multiples (CFM) of 1.5x to 2x, over investment periods of 36 to 48 months. Investment returns and investment periods can vary from project to project depending on a myriad of factors, many of which are beyond the control of TS Dotyeni International. This is the riskiest investment type offered, and should be considered carefully by any investor considering Opportunistic Investments.

Remember that this is Africa and we are investing in property developments in areas where currently there is no security of tenure or title deeds. Although we follow as much care and consult extensively with lawyers, risks still exist on rural land. This is as honest as we can get.

Through TS Dotyeni Property Group (Pty) Ltd the following property is currently being developed in rural South Africa. This convenience centre which shall contain 9 spaces for a convenience store, ATM machines, offices and other facilities is strategically located in central Qumbu. The expected completion date is 31 March 2022.

Project is wholly owned by TS Dotyeni Property Group (Pty) Ltd a subsidiary of TS Dotyeni International.

With a Gross Domestic Product of 4.4 BILLION ZAR per annum as of the 2015/2016 financial year, it should be ever clearer that the Mhlontlo area is fast becoming one of the economic clusters in the Eastern Cape.

Mhlontlo is traditionally a rural area with its main economic drivers being the trade sector.

Research currently available within different government organizations points to the fact the Mhlontlo area experiences a great deal of cash circulation which is primarily made through the rural economy however, peoples inability to access services and resources contributes to the reduced spending habits of residents. People generally travel to the Central Business District of Qumbu on month ends which places significant pressure on the limited infrastructure the CBD has. As a result, Qumbu becomes highly congested and impossible to move around or efficiently trade.

There exist greater opportunities of trade outside the concentrated and busy areas of Qumbu.  If the informal sector is in any way a measure then it can be seen clearly that there exists a need for more formalised establishments within the rural areas of Qumbu with all much needed services.
